Unless the town decides to expand the resort exemption of certain properties based on recommendations from the Breckenridge Short-Term Rental Advisory Task Force, then the only properties that would NOT need to go on the waitlist for a short-term rental license are timeshare properties and these residential properties: Crystal Peak Lodge, Blue Sky Breckenridge, One Ski Hill Place, Beaver Run, River Mountain Lodge, Main Street Station, Water House, and Mountain Thunder Lodge. Breckenridge also added a special fee of $400/bedroom on top of the licensing fee. If a property sells to a non-related party, the town will honor the existing reservations through the end of the season, but the license will terminate then. No transfer of rental licenses will happen because of the sale of a property. Accommodation Unit (Short Term Rentals) Licenses

Summit County;

On Nov. 23, the Board of Commissioners passed the new licensing regulations on first reading. The new regulations divide unincorporated Summit County into Resort Zones, which include areas such as Peaks 7 and 8, Copper Mountain, and Keystone; and Neighborhood Zones, which include areas such as Dillon Valley, Wildernest, and Summit Cove. In neighborhood zones, short-term rentals will be limited to 135 nights per year for investment properties and 60 nights for your primary residence. The commissioners voted to hold a public hearing on the ordinance and code changes Dec. 16, when they’ll vote on the new regulations on second reading. Like Breckenridge, no transfer of rental licenses will happen because of the sale of a property.

Dillon;

The town council continues to discuss a limit on the number of licenses but does not seem close to doing so at this time.

Blue River does not consider the number of STRs a problem right now and does not anticipate any restrictions.

Frisco and Silverthorne have similar views. Both will probably add additional tax onto short-term rental properties.
